General conditions of reservation

Check-In and Check-Out: the rooms are available from 3:00 pm. We kindly ask you to vacate your rooms by 11:00 am, thus allowing us to make the rooms clean and welcoming for incoming guests. 

Rooms: the room plans and images provided acts solely as illustration and are not binding. Within the same room category there exist various designs depending on position, size, allocation and furnishings.

Rates: our rates system is flexible, therefore we don’t have a permanent price list. We may modify our rates depending on availability, dates and stay duration.

Booking: we confirm only bookings followed by a non-refundable payment equivalent to 30% of the total cost of the stay within the requested terms, by bank transfer or credit card.

Cancellation: in case of cancellation up to 14 days prior to the date of arrival no additional penalties will be applied.
From 14 to 7 days before the date of arrival we will charge the 50% of the total cost of the stay.
Within 7 days and in case of delayed arrivals and early departures, we will charge the 100% of the total cost of the stay.
Services not used, in particulars meals not consumed, are not reimbursable. With the payment of the deposit, the general conditions of reservation and especially the cancellation policy are considered and deemed to be understood and legally fully accepted.

Payment terms: bank deposit, credit card, cash (max € 1.999,00 per booking), bank cheque.
